An applicant seeking to rezone roughly 9–10 acres immediately west of Westfield High School asked commissioners to extend an R115 neighborhood pattern onto the parcel and to allow a roughly 32-lot subdivision in place of the current A-1 zoning.
Planning staff told the commission the northern portion of the parcel remains in the Martini Family Trust while the southern portion would be owned by Jordan Holmes. "Mister Holmes has proposed north south pathway to extend that single tree acre pathway and another North South pathway, right about in the center, of the project," Planning staff said, and added that Jordan Holmes will construct sidewalks within the subdivision and stub them to future trail connections on 4700 West.
Staff said the developer has "volunteered the 7,500 per front door" as a contribution, and draft development-agreement language can specify whether those funds go to trail projects or into the county's standard parks-and-rec fund. Commissioners discussed UDOT right-of-way constraints along 4700 West and the long-term county plan for lane widenings, and they emphasized placing curb, gutter and sidewalk correctly when the subdivision is built.
No final action on rezoning was taken during the session; staff will bring a development agreement and draft ordinance language back to the commission for formal consideration on an upcoming agenda.
