Wayne County Planning Board approves Bond Road storage facility with conditions

The Wayne County Planning Board on March 25, 2026 approved a final site plan for a contractor-focused self-storage facility at 5771 Bond Road in the Town of Sodus, imposing conditions to reduce impacts on neighboring residences.

Chester Martin, representing Bond Road Contractor Self Storage Units, told the board the project targets contractors and lawn-mowing services and that "the storage units will be insulated and heated." He estimated the parcel at approximately 27 acres and described plans to preserve the existing tree line, possibly add chain-link fencing on the south and eastern sides, and install a septic system and plumbing that will make the building "bathroom capable." Board members asked for clarification about entry and driveway locations, drainage plans, and the absence of a Stormwater Pollution Prevention Plan despite disturbance expected over one acre.

Board member Steve Guthrie moved to approve the final site plan with conditions requiring lighting to adhere to town code, identification and review of the proposed septic system, consideration of slats in the chain-link fence to reduce neighbor disturbance, moving overhead doors to the western side if feasible, and ensuring future signage complies with town rules; Patricia Marini seconded the motion. The board recorded 10 ayes, 0 nays and approved the plan with those conditions.

The approval is conditional on the applicant addressing the board's concerns on lighting, septic location, fencing mitigation and potential door relocation; the applicant also noted the possibility of a second building in the future. The board advised the applicant to verify compliance with Town of Sodus codes for lighting and signage before installing fixtures or signs.
