The Planning Commission voted to recommend that City Council approve a conditional use permit (CUP) to allow Boston Auto Sales LLC (applicant identified in staff materials as M. Muhammad) to operate an auto-sales business at 2520 20th Avenue South Unit B in a light-industrial zoning district.
Assistant City Planner Bridal Cameron summarized staff review standards for auto-sales CUPs in light-industrial areas and recommended approval contingent on conditions listed in the packet, noting the need to review proposed site modifications, the number of displayed sale vehicles, and tenant parking on a multi-tenant site.
Commissioners asked how parking allocations would be formalized and enforced. Staff replied such allocations are typically spelled out in lease agreements between the property owner and tenants and that code enforcement and updated aerial imagery are used to monitor compliance. On display and customer parking, staff said the CUP spells out internal display and parking allowances and noted that “he has some internal parking space or display spaces, and then he's getting 2 customer spaces, 1 employee space, and then 4 exterior display, spaces.”
Staff also said the building was not built for auto repair and that any future intent to perform vehicle servicing would require a separate building-code review and an amendment to the CUP.
The commission voted by voice to recommend approval to City Council, subject to the conditions in the staff packet.
