Commission recommends city council OK rezoning, comp-plan change for 1325 Main Ave SE

The Moorhead Planning Commission unanimously moved to recommend that the City Council adopt a comprehensive-plan amendment (commercial to industrial) and a zoning-map amendment (community commercial to light industrial) for 1325 Main Avenue Southeast.
Assistant city planner Forrest Steinhoff told the commission the site will be limited to shop-condo and light industrial uses and that height would be held to 45 feet adjacent to nearby residences. He said the mapped pond and surrounding open space will remain open space and the future land-use designation will be updated. Steinhoff said the parcel will retain a single access easement to Main Avenue Southeast per subdivision rules.
Resident Dave Bratch, who said, “My name is Dave Bratch. I live at 2902 14th Avenue South, which is just across Main Avenue from it,” asked whether a gravel-pit-type use could return to the site; Steinhoff replied, “A gravel pit would not be allowed in this industrial park,” and pointed to updated code standards including dust-control measures.
After brief discussion the commission first voted to recommend approval of the comprehensive-plan amendment and then voted to recommend approval of the zoning-map amendment; both motions passed by voice vote. Chair Siegel framed the actions as recommendations to the City Council rather than final approvals.
The item will proceed to the City Council for final consideration under the normal ordinance amendment process.
