Members of the advisory board raised housing and zoning items they want the comprehensive plan and implementing land-development code to address.
One board member said the current code includes a 1,000-square-foot minimum for homes and noted community interest in allowing smaller units around 800 square feet to enable more affordable two-bedroom options. "Right now, the code has minimum size of a home of 1000 square feet," a board member said during the discussion. Members also discussed reducing parking requirements for studio and efficiency units to reflect micromobility and transit options.
The group also flagged a mismatch between zoning code density allowances and the comprehensive-plan caps, noting an example in which a commercial-intense (CI) code allows up to 40 units per acre while the comprehensive-plan language cites a 25-units-per-acre maximum. The board agreed staff and the consultant should reconcile those discrepancies so zoning and the plan align.
