Staff described the proposal to rezone from R‑3 and RC to MRD‑3; the plan shows two four‑story buildings (24 units each), one three‑story building (12 units), and 10 townhome buildings for a gross density of about 18.4 dwelling units per acre. Tom Miller of Miller Design Services said the design concentrates taller buildings near the Intracoastal Waterway while stepping down to townhomes along the roadway.
The commission first approved a future land use amendment and then voted to approve the rezoning after a short presentation. Staff noted sustainable measures including sidewalks, expanded active open space and community gardens among the criteria the plan meets.
