Applicant Tom Miller (S10) said the design intentionally transitions from two‑story houses along the frontage road to taller buildings nearer the bluff and that amenity areas and trails are proposed: "what we're trying to do is basically from the frontage road, have the 2 story houses and build up higher and higher as we go towards the bluff" (Tom Miller (S10)). The commission asked for supplemental documentation on sustainable development credits and indicated the item will return for additional review.
