The Board reviewed a lot-line adjustment application for properties at 54 and 72 Spaulding Hill Road and identified multiple plan deficiencies that must be corrected before the application can be scheduled for a public hearing.
Members noted an inconsistency in the applicant name (Debra Lukan vs. Debra Vincent) and asked that the application and plan use a single, consistent name. The Board also found the plan lacked required monuments/iron pins in some locations, said the driveway needed to be fully shown on the plan, and directed that the standard statement noting that Subdivision Regulations apply must be added to the plan.
Because of those deficiencies, James Hancock moved that "the application is insufficient to have a public meeting based on the needed adjustments referenced in these, July 20, 2026, minutes." Fran Shippee seconded the motion and it passed unanimously. The Board said no decision would be made at the August 3 meeting and that the application might be considered on August 17 after abutter letters are mailed.
