Survey: 2025 Castle Pines poll finds strong satisfaction but worry over fast housing growth and slow commercial development

Magellan consultant Ryan Wenger presented the results of the 2025 community survey, telling the council that the city scored extremely high on basic quality‑of‑life measures. "94% rate the city has an excellent or good place to live," Wenger said, and he noted similarly strong scores on safety and family friendliness.
Wenger described the survey sample (854 interviews, Sept. 23–Oct. 12) and said results were weighted to represent the city's adult population. When asked to rank municipal budget priorities, respondents placed public safety, parks/trails/open space and street maintenance at the top. Wenger said open‑ended comments most often requested a public indoor recreation center, expanded trail and bike connections, and improved restaurant and retail options.
The presentation highlighted tension in resident sentiment: 61% of respondents said residential growth over the past five years was "too fast," while 74% said commercial growth had been "too slow." Wenger said that split—common across Front Range communities—reflects a desire for more balanced, town‑center commercial development without sacrificing open space and community character. He also noted a clear request for more proactive communications about projects such as road work and development timelines.
