The Lake Worth Beach Planning & Zoning Board unanimously recommended approval of a city-initiated zoning map amendment to rezone 14 parcels north of Washington Avenue from single-family/two-family (SFTF) to Neighborhood Commercial (NC). The proposal covers roughly 2.5 acres east of the Osborne Community Center and was presented to the board as a means to align zoning with the area's adopted future land use.
A city staff representative told the board the rezoning is intended to "bring existing uses into compliance" and noted outreach with neighborhood stakeholders on Feb. 26. "We hope that we can receive a recommendation of approval from the board tonight so that this can move forward to the city commission," the presenter said. Board members asked whether existing single- and two-family uses would remain permitted as legal nonconforming uses; staff clarified that uses may continue in perpetuity so long as they are not discontinued, though rebuilding after damage or substantial expansion may trigger code limitations.
The board closed the public hearing with no speakers from the public and voted by voice to recommend approval. The recommendation now moves to the City Commission for final action.
