The approval includes several conditions: the permit applies specifically to Dutch Bros Coffee and will expire if the business vacates the site; final site plans must show a road connection to access Lanier Islands Parkway and be reviewed by the Georgia Department of Transportation (GDOT); and the Planning Director must review final architecture. The Commission also approved concurrent variances to allow a flat‑roof building design and to locate parking only at the front and side of the proposed building.
Next steps require the applicant to submit final architectural and site plans for review and GDOT approval of access. The permit does not waive any requirements of the City of Buford Zoning Ordinance or Development Regulations.
