Board clarifies fencing and parking‑island requirements for Avamore plan

Sean Parks showed an example of open fencing used in other phases: “Our open fencing, which has the 2 bars at the top,” and described a solid privacy board style in a light tan ("aspen") color for privacy sections. Staff reminded the board that the preliminary plat and Eagle City code require open‑style fencing where adjacent to open space or on corner lots, and that the plan will need to be revised to show those locations.
The board also addressed the partially completed interior parking area near the future clubhouse. Staff indicated the plan currently shows 7% landscaping in that parking area if island planters are not installed; the board added a condition that the three islands be included under this application or otherwise documented for staged completion to meet the parking-area landscaping requirement.
