Council approved a modification to the 2023 conditional-use permit and a parcel division enabling a joint Eagle Fire District–Bureau of Land Management facility. Planning staff described the proposal as creating two parcels so the BLM could take ownership of its portion for federal-funding purposes while the Eagle Fire District retains overall control.
Tamara Thompson, representing the applicant, explained the parcel split and the requested council waivers for reduced setbacks, lot coverage and minimum lot size due to the site configuration. Chief Tyler Lewis summarized the financing and ownership workaround: “They are not allowed to own land... So try to figure that out... By doing the division, we don't have to condo that anymore. They will own the real property on top of the land through a 75 year lease.”
Planning and Zoning unanimously recommended approval and staff proposed site-specific conditions; council approved the CUP modification and parcel division by roll call, adopting the recommended conditions. The project will support summer battalion operations and house three heavy brush trucks, per the fire district’s presentation. Council recorded the site-specific conditions and directed staff to complete the parcel-division recording as a condition of final approvals.
