The Clarksville Planning Commission approved DP250003 on Dec. 3, a development plan to construct nine contractor flex units on a roughly 1.5‑acre vacant lot at 1805 Independence Court. Planning staff told commissioners the site is zoned B-2 and is surrounded by mixed uses; the proposal calls for nine tenant spaces, seven driveways, pull-through garage doors and an office and bathroom in each unit.
"The applicant is requesting development plan approval for a contractor flex space on Independence Court," Kaylee, a planning staff member, said in her presentation. Applicant representative Jason Copperway of Paul Primavera and Associates described the proposal as infill development that would provide flexible spaces for small contractors, saying, "We feel like this is a much needed... infill development as well as use." Commissioners asked how many units and about bathroom facilities; the applicant and staff confirmed there are nine units and each unit would have a bathroom. The commission voted to approve the development plan.
