The Clarksville Planning Commission on Dec. 3 approved SD250003, a final plat to split a single large parcel that currently contains two houses into two separate lots at 133 West Montgomery and 810 Sprague. Planning staff explained the two resulting lots would be roughly 80 by 82 feet; staff said the proposal meets the subdivision ordinance and that no variances are required.
"This is a pretty straightforward property line addition, making 2 lots out of 1," Neil, a staff member, said in presenting the item, adding that both homes already have addresses and would simply occupy separate lots after the platting. Commissioners asked only technical questions about setbacks and lot coverage; staff confirmed buildings meet front, side and rear setbacks and that lot width and lot size are not issues. The commission moved to approve the final plat and the motion passed.
