Senior Planner Liliana Morahon described the project as a 2,400‑sq‑ft structure comprising an 1,800‑sq‑ft metal building and a 600‑sq‑ft attached carport.
Morahon told council staff had recommended the applicant install gutters to direct runoff away from the adjacent property; the applicant, Jeremy, confirmed he would install gutters to drain to the rear of the property. "Yes. I am amenable to put gutters toward the river building to drain to the rear of my property," the applicant said. On a motion by Councilmember Britton with a second by Councilmember Fassett, the council approved the request unanimously, and staff will revise the ordinance to include the required gutter provision.
