The Zoning Board of Appeals opened a public hearing on Jan. 16 on area variance requests for 1891 Carhartt Avenue in Peekskill. The applicant’s architect, JB Hernandez of AirCube PC, said the owner had built structures in the rear yard and expanded the driveway without approvals and that the client has agreed to remove the two existing rear structures.
"He has agreed that the 2 existing structures in the back will be removed," Hernandez told the board. Planner Liz Axelson summarized the staff report and noted the accessory structures sit within a six‑foot setback in several places, with one structure as close as 1.16 feet to the lot line.
The board discussed parking and driveway location rules tied to the home’s front plane and asked the applicant to clarify whether the proposed maneuvering area and parking configuration would still require variances. The chair also flagged that the owner holds two adjacent tax lots, which could affect how many variances are needed if parcels are consolidated.
After discussion and review of staff and Planning Commission comments, the board voted to keep the public hearing open and continue the item to the next scheduled meeting so the applicant can submit revised drawings addressing the recommendations.
