Gasser Builders has applied to rezone three city-owned parcels on College Street so the developer can build a 15-unit residential project, the city packet for the June 2, 2026 Wadsworth City Council meeting shows. The parcels—City Lots 5049, 5050 and 5051 (addresses 796, 812 and 826 College Street)—are currently vacant and are proposed to move from R-1 and College Street Gateway classification to R-2 residential.
Planning staff recommended forwarding the application to council, saying R-1 zoning is “no longer appropriate” because the lots front on College Street, have no direct connection to the adjacent single-family subdivision, and would require substantial street and sewer work to be developed as fee-simple single-family lots. The staff report notes the three lots total about 2.774 acres and that, under a fee-simple subdivision scenario, the site might yield roughly eight development sites; the applicant’s concept instead envisions about 15 units, primarily duplexes, served by a private drive and utilities. Application materials filed by applicant Evan Gasser identify the parcels as Medina County parcel numbers 040-20A-18-006, -007 and -009.
The ordinance on the council agenda (Ordinance No. 26-062) would change the zoning classifications and is listed with a third-reading/adoption designation; the ordinance text states the change is intended to promote economic development and declares the measure an emergency that could take immediate effect if it receives a two-thirds vote of council. The Planning Commission considered the map amendment at its April 27, 2026 meeting and forwarded a recommendation to council. AAACK LTD, listed as the property owner, provided written authorization for Gasser Builders to pursue rezoning and related approvals.
Council consideration of the ordinance will be guided by the staff packet and any testimony at the public hearing. The packet includes maps, a concept plan and the applicant’s authorization from the owner; the public hearing on the Planning Commission notice was held April 27, 2026. No council vote appears in the June 2 packet.
