Council considered Ordinance 2026-23 to reclassify 608 South Main Street from traditional residential to institutional. Planning staff explained the site would require three parking spaces for the proposed real-estate-office use — including one ADA van-accessible space — and that the applicant has filed for a variance to allow a reduced setback so three on-site spaces can be provided. "They show three. One of the three has to be not only ADA accessible but ADA van accessible," planning staff said, describing aisle widths and the need for a possible Board of Zoning Appeals (BZA) variance if setbacks cannot meet the 10-foot requirement.
The applicant told the council the planned purchase would be contingent on receiving both the rezoning approval and any necessary BZA waivers. Council members asked whether the back door would be made accessible and whether it would be prudent to wait for the BZA decision; the applicant said the purchase agreement is contingent on approvals and they would pursue necessary design work. The motion to pass on first reading was made and carried by voice vote.
