Sunol Glen staff report demolition, abatement and phased schedule for main building renovation

District staff gave a Measure J construction update describing active demolition, abatement and site-preparation work at the main building. The presenter said contractors have submitted 38 submittals and the architects have processed 23 RFIs; five construction change directives have been issued and staff expect to track proposed change orders (PCOs) as they arise. The presenter emphasized the current phase is discovery and that most issued CCDs so far are minor.
Staff described on-site mitigation measures and contingencies uncovered during demo: a temporary wall protecting servers and communications equipment, reconfiguration of water piping to allow isolation of the main building without shutting campus service, and plans to remove clay roof tiles starting Friday. Project oversight staff provided a baseline schedule and said phase-completion targets are subject to available funds: "phase 1 scope will be done on 01/12/2027, phase 2 scope on 04/28/2027, and phase 3 scope on 08/18/2027." Another project lead described abatement work and said "they're safely taking care of that" when referring to asbestos removal.
Staff noted coordination among multiple subcontractors and that no large proposed change orders have been submitted yet. Trustees requested ongoing RFI reporting and appreciated staff's site photos and communication plans.
