The Bridgton Planning Board voted to call a public hearing and schedule a site walk for a proposed Pleasant Mountain (Shawnee Peak Holdings) maintenance building, citing strong public interest and outstanding application clarifications. The board set the public hearing for the Sept. 1 regular meeting and scheduled a site walk that same day at 04:00.
Bill Garish of Sebago Technics presented the sketch plan and said the mountain needs a new 4,800‑square‑foot maintenance building because the current 1,500‑square‑foot facility near the base area is insufficient. Garish described a 20‑foot driveway, paved lower access, gravel driveway upslope, a proposed new well and septic, and several stormwater controls including an underdraining soil filter and a roof drip‑line filter. He added that the proposal includes a 1,000‑gallon double‑walled fuel tank and a holding tank to capture melt water and minor pollutants.
Board members requested more information before the hearing: full grading and cut/fill plans, a noise analysis for snow‑cat operations, detailed stormwater and phosphorus calculations (including snowmelt scenarios), complete building elevations and materials, clarification of acreage and lot merges, and a financial‑capacity statement. The board advised the applicant to provide those materials to staff for distribution ahead of the Sept. 1 hearing.
