Developer projects 300 construction jobs, modest permanent employment from Reserve at Millbrook

Grant Deaton said the $62.5 million phase one would create no less than about 300 temporary construction jobs during build-out and about five full-time-equivalent positions across the multifamily and commercial uses once stabilized. He added that commercial end users could increase permanent job counts depending on tenant types and that roughly 1'2 jobs per 1,000 square feet is a rule of thumb for retail.
Deaton also presented a local income-tax estimate assuming all 251 units are occupied by taxpaying households: multiplying Tippecanoe County's median household income by 251 produced an illustrative $15.2 million in annual household income and roughly $195,000 in annual county income-tax receipts, excluding additional commercial revenues. The commission did not receive public comment at the hearing; commissioners asked clarifying questions about economic assumptions and competitive impacts in the area.
