DRC directs Legacy Homes to revise special-exception submittal for Story Road office

The City of Winter Garden Development Review Committee reviewed a Special Exception application from Legacy Homes FL LLC for a 1,275-square-foot office at Story Road W and instructed the applicant to revise and resubmit the special-exception and site-plan materials for staff review only.
City staff told applicants that all utilities must be placed underground pursuant to City Code Sec. 18-33 and that only potable water is available at the location; an irrigation meter will be required if one is not already present. Planning staff also required the applicant to add the proposed number of parking spaces for the 1,275-square-foot office, provide four-sided color elevations for the permit application, and submit a complete site plan (landscape, stormwater management and exterior lighting) before building permits may be issued. Planning staff said Engineering Comments 1–14 would be included as conditions of approval for the Special Exception permit. City Engineer Jim Monahan moved to have the applicant revise and resubmit the Special Exception permit for staff review only; Building Official Skip Nemecek seconded and the motion passed unanimously, 4-0.
The committee did not take final action to approve the special exception at the Feb. 12 meeting; committee direction requires a revised submittal and staff-level review prior to any permit issuance.
