Alexander County held the required public hearing on the 2027 schedule of values, a step in the reappraisal process that establishes base values for property tax reappraisals.
County Manager Justin Mundy said the public hearing is required by state law and that the board will consider adopting the schedule at its Sept. 14 meeting. Tax Administrator Doug Fox explained that reappraisals are intended to equalize tax values to market value using sales, cost and income models and that the state audits values by sampling deeds and comparing sales to tax values. Fox said counties must generally achieve a target range and noted reappraisal frequency is governed by state options (four- or eight-year cycles) and mandatory reporting requirements.
Why it matters: Reappraisals affect property valuations used for taxation and can influence tax bills; commissioners and residents discussed the frequency of reappraisals and how market sales drive valuations. The board closed the hearing; adoption will be scheduled per statutory timelines.
