The Sheffield City Council approved an amendment to the zoning ordinance (Ordinance 2026‑0803) to rezone 213 Sterling Boulevard from B‑2 General Business to RG Residential Garden House to permit a two‑family dwelling.
Applicant Andrew Walker, who spoke at the public hearing, said the property "was originally built in, I believe, the late seventies as a multifamily" and that he renovated the structure to restore its residential use. Planning staff told the council the planning commission had reviewed and unanimously recommended the rezoning.
Council members suspended the rules for immediate consideration, moved for passage and recorded the ayes; the measure passed during the meeting. Mayor Van Evener and planning staff said the change corrects a prior zoning anomaly and aligns the property’s official designation with its original design and intended use.
Council directed staff to update permit records and planning maps to reflect the rezoning. The ordinance was taken up during the public hearing portion of the Aug. 3 work session and implemented immediately.
