The Village of Pleasant Prairie Plan Commission approved a conditional use permit that allows GXO Logistics to occupy a large warehouse at Lakeview Corporate Park to store and ship flammable solvent and non‑solvent paints and coatings.
Rob, a village staff member, told the commission the petitioner seeks to occupy an approximately 100,000‑square‑foot building at 10303 80th Avenue, identified as Parcel 34 of CSM 1633, and that the property is zoned M‑2 (general manufacturing). Rob said staff found the application meets the standards for a conditional use permit and recommended approval subject to the conditions listed in the packet. Rob also corrected a typo in the packet that had referenced outside storage; he said no outside storage is proposed and noted the fire chief reviewed the plans and did not raise major concerns for the high‑hazard use.
Paul Zayo, representing GXO through Transportation Property Company, described the proposed layout and said the product will be stored on racking with in‑rack fire protection sprinklers rather than segregated storage rooms. “We would meet whatever local codes and requirements there are,” Paul said, adding that the design had not reached final detail but that the applicant would work with its fire consultant and the village. BJ Corman, who described prior work at a similar building, said code typically triggers containment requirements for large bulk tanks while finished‑goods storage in smaller containers is treated differently.
A motion to approve the conditional use permit and the site and operational plan was made by Thomas Geffner and seconded by Michelle Burnett; the commission then called the question and approved the permit. The chair thanked the petitioner for putting an older building back into use.
The approval allows the permittee to proceed to the next permitting steps; staff emphasized required plan conformance, inspections before occupancy, and coordination with fire protection requirements.
