At the Jan. 26 public hearing, J. Trent Stoner of CFXN Properties described a two‑phase redevelopment of the vacant Carlson Hardware property at 119–125 E. Front Street.
"Phase I would remodel the vacant property into CF’s second co‑working location and improve the existing parking conditions," Stoner said. He added Phase II was "planned for the second half of 2027" and would "propose to construct a mixed‑use development, with both retail and residential units, and replace the surface parking with structured parking." Staff cautioned that Phase II may require separate zoning approvals.
Council members pressed staff and the petitioner on concrete design and dimensional questions. Kozik said parking improvements in Phase I would include restriping and removal of an on‑site storage shed and an open roofing frame. Kozik also noted the zoning ordinance requires "a four‑foot landscaping setback between the sidewalk and any parking spaces." Stoner said the eventual building could yield "an estimated four to twelve units," depending on Council approval and design choices.
The petitioner emphasized preserving the existing hardware‑store building while adapting it for current retail and workplace needs. No site plan or binding approvals for Phase II were approved at the hearing; the council will consider any future zoning or permit materials as required by the city's process.
