Neighbors prevail: Douglas County denies short-term rental permit in Ivy Green subdivision

Neighbors described the subdivision as a quiet, family-oriented area with narrow curving streets and said short-term rentals would create parking congestion, safety risks for children and elderly residents, and a revolving door of visitors. Alice Gaye told the board she and her husband "respectfully ask that you stand with the residents who live here every day and protect our subdivision by not allowing Airbnb and other short term rental businesses to operate here." Several other residents described near-misses on the curve and said street parking would impede sightlines.
Applicant Ashton Gidere told the board they live at the property and plan to rent two downstairs bedrooms to traveling professionals, not operate an Airbnb for transient tourists. "We're not looking to do, Airbnb type. We're just trying to get professionals," the applicant said. Board members pressed the applicant about HOA notification (the applicant had not spoken to the HOA), advertising channels, and parking logistics. After hearing residents and questioning the applicant, both bodies voted to deny the permit.
