The Newton City Council Land Use Committee voted 6–0 to approve a special permit allowing a floor‑area increase at 43 Newell Road to accommodate rear and side additions and an attached two‑car garage with a bedroom above.
Kat Kemet, chief planner for current planning, told the committee the property—located in the Single Residence 3 district in Auburndale—currently has a 1905 house with existing nonconformities. Planning recommended approval, saying the proposed FAR rise from 0.40 to 0.56 would not be out of scale with neighboring homes and that historic‑preservation staff had reviewed and approved the work. "Overall, we have no major concerns to note here," Kemet said during her presentation.
The homeowners, Wang and his wife, described the project as multigenerational: "We decided to stay in this home, so we want to age in place," Wang said, adding the bedroom above the garage is intended to support their adult son with special needs. Councilor Sean Roach cited those family reasons in explaining his vote: "I'm inclined to vote yes" because of the family's needs and the 1st‑floor suite for multigenerational living.
The committee reviewed findings and standard building‑permit conditions, and members asked for clarity on rebuilt retaining‑wall heights and drainage improvements; the applicant said walls are below the four‑foot threshold and that the project includes drainage upgrades. The committee closed the public hearing and approved the special permit by roll call: Block, Farrell, Irish, Lucas, Roach and Kelly all voted aye. The project may proceed to building‑permit review and must meet the conditions the planning department outlined.
