Planning commission approves Fairfield by Marriott overhaul at 1345 Commercial Way

The Dixon Planning Commission voted to adopt a resolution conditionally approving the design review and conditional use permit for a rebranded Fairfield by Marriott at 1345 Commercial Way. The proposal calls for demolition of the northern two‑story Best Western building, construction of a three‑story, 41‑room replacement building, interior renovations to the remaining building, site improvements and new signage.

Austin Ford, the city's associate planner, told the commission staff had applied conditions on signage, downspouts, exterior lighting and equipment screening and noted the application was deemed complete before a June zoning update changed stall‑size parking standards. "Staff's recommended action is for the planning commission to accept the staff report and adopt the resolution conditionally approving the conditional use permit and design review," Ford said. Owner Barat C. Patel, who said he has owned the property since 1992, told commissioners the rebrand and renovation respond to insurance and safety concerns and will modernize the property. "Marriott it'd be a good plus addition to Dixon," Patel said.

The resolution passed on roll call; the planning commission decision is final unless appealed to city council within 10 calendar days (the staff posted appeal deadline is Nov. 22, 2024 at 5 p.m.). Staff noted the project had been reviewed by Building, Fire and Engineering and that a number of site improvements and landscaping measures are required as conditions of approval. The commission accepted the staff recommendation and directed that final findings and conditions be included in the adopted resolution.
