Board approves rezoning for 540 Edgewood Street to allow six townhouses

The Kernersville Board of Aldermen voted unanimously Aug. 4 to rezone 540 Edgewood Street (docket K569A1) from its current RM-12S and RS-7 designations to RM-8 conditional, approving a site plan for six townhouse units on 1.3 acres.
Catherine Garner, the town’s community development director, told the board the applicant proposes a residential townhouse building with six units, each providing two off-street parking spaces and a common wooded amenity area. "The applicant is proposing a building with 6 townhouse units," Garner said during her presentation, noting staff and the planning board found the proposal consistent with the town’s mixed-residential land-use designation and recommended approval with conditions.
Garner said the site plan shows a density of about 4.47 units per acre, below the RM-8 threshold, and includes a 15-foot buffer yard along three sides that staff expects will be met with existing mature landscaping. Staff also recommended adopting the colorized elevations and design elements (siding variation, brick bases) shown in the applicant’s packet as conditions of approval.
Mayor opened the public hearing and asked for speakers; no one signed up to speak in favor or opposition. Alderman (mover announced from the dais) moved to approve the rezoning and site plan "with conditions as recommended by staff," a motion seconded from the dais and approved unanimously.
The conditional rezoning ties the approved site plan and elevations to the zoning approval; if constructed differently, the applicant would need a separate rezoning. Staff said they expect final engineering and DOT driveway permits at later construction phases.
