Boathouse amendment at 77 Keziah's Lane shrunk and pulled landward; commission seeks less glass, continues review

Bob Perry of Cape Cod Engineering and architect Peter Hague presented an amended order of conditions for a previously approved boathouse at 77 Keziah's Lane, describing a plan that retreats the structure and reduces its length by about 14 feet. Perry noted the reduced footprint and a proposed restoration of the former footprint with Spartina planting and said the new plan will require a limited set of pilings; “The building is being retreated 14 feet from its original location,” he said.
While commissioners praised the retreat and reduced pilings, several raised aesthetic concerns about the amount of glazing proposed on the water-facing facade and potential light pollution at night. The applicant offered design adjustments including shutters or seasonal screens and agreed to submit revised architectural elevations and a lighting plan. The commission voted to continue the item to 08/18/2026 to allow the applicant to address the facade and lighting details.
