Commission recommends rezoning five Chugach Electric parcels to I‑2

The Planning and Zoning Commission voted to recommend that the Anchorage Assembly approve rezoning five parcels in the Chugach Electric North Campus from B‑3 (general business) to I‑2 (heavy industrial) under case 2026‑0097. Staff said the rezone would align zoning with long‑standing industrial uses and that approval criteria for both the comp plan amendment and the rezone were met.
Petitioner representative Carly Lamothe told commissioners the parcels have supported municipal light and power and utility operations since the 1960s and that the rezone simply brings regulatory consistency to the North Campus area. Commissioner Polis moved to recommend approval of the rezone; Commissioner Gardner seconded and the motion passed without recorded opposition. Staff noted that, if the comp plan amendment is approved, the rezone findings are likewise met and that draft assembly ordinances are included in the packet.
The commission’s recommendation will be forwarded to the Assembly, which will consider the zoning ordinance and final action.
