The Planning and Zoning Commission voted to recommend that the Anchorage Assembly approve a rezone of one parcel from R‑1 (single‑family residential) to I‑2 (heavy industrial) in case 2026‑0091. Applicant Clem Ball of Leona LLC told commissioners the property would be used as “a construction lay down and equipment storage yard,” and said the site contains diminishing wetlands with about nine feet of peat but limited standing water. Commissioner Radhika Krishna asked whether the Anchorage wetlands management plan applied; Ball acknowledged he was aware of the wetlands question and had done test holes on the site. Commissioner Polis moved to recommend approval, citing the staff findings and noting municipal permitting — including a wetland permit — will be required during development; Commissioner Eber seconded the motion and it passed.
The commission’s recommendation will be forwarded to the Anchorage Assembly, which is the decision‑making body on rezonings. Staff emphasized that agency and municipal permits remain prerequisites to any ground‑disturbing work.
