Board approves rear-setback variance at 7106 Muskrat Drive to allow lakeside storage

The Brown County Board of Zoning Appeals approved Docket 26-VAR-05 on June 24, allowing a rear-setback variance for property at 7106 Muskrat Drive in Hamblen Township. The petitioners sought the variance to keep a small lakeside storage structure closer to the boat and to store lake-related items.
Planning Director Kayla Robertson read the staff report and confirmed that 18 certified mailings were sent with 13 returned. Petitioner Jeremey Place told the board that the variance would "allow the space to be utilized for storage of lake related items that would keep the yard tidy while being closer to the boat." He said the current unit replaced a rickety storage unit about six months earlier and that the structure stands roughly 7 feet high, with sides covered beneath an existing deck and a door facing the lake.
A neighbor letter raising concern about obscured lake views and prior dock construction was placed into the record; President John Dillberger summarized the letter for the minutes. The petitioner responded that the prior owners had built a poorly constructed dock that failed and was replaced by the current owners.
Member Michael Harrison noted the Cordry Sweetwater Conservancy District traditionally has input on dock/shoreline issues but, given that the dock is already in place, moved to approve the variance. Harrison’s motion to approve docket 26-VAR-05 was seconded by President Dillberger and passed on a roll-call vote with all five members voting yes.
