Attorney Brian Fogg, representing the applicant, said the total number of units remains 206 while the mix of studio, one-bedroom and two-bedroom units was adjusted to increase total bedrooms from 297 to 309 (a net increase of 12 bedrooms) without changing external dimensions, parking, or total units. "The total number of units stays the same at 206," Fogg said.
Planning staff confirmed that the additional bedrooms do not trigger a sewer allocation change and that parking requirements (1.4 spaces per unit) and affordability percentage requirements remain unchanged. The board moved to find the change de minimis and approved the modification.
Why it matters: internal unit reconfiguration can affect in-unit bedroom counts and the project's affordability distribution; staff said affordability percentages and parking remain compliant and sewer allocation is sufficient.
