Elko County planners approved a variance to allow a detached garage closer to a side property line in an agricultural-residential zone.
Staff presented VAR25-2, noting the applicants requested a reduction from a 20-foot side yard to 10 feet for a new detached garage and 600-square-foot hobby room. Staff said the rear of the lot falls within a flood zone and features steep topography that prevents building farther back, and recommended approval with conditions tied to Elko County Code.
Applicant Nathan Sanders (speaker 9) told the commission, "we can't build farther back, can't move enough dirt to do it," explaining the practical hardship. Commissioners asked whether neighbors had objected; staff said no comments were received from notified neighbors and the building department returned "no comment." A motion to approve the variance on staff findings and conditions passed on voice vote.
The approval limits the minimum side-yard setback to 10 feet for the new detached garage as shown in the submitted plan and ties conditions to future conveyances.
