The Elko County Planning Commission approved a zoning change to let Vipom Angus Ranch LLC create a 10-acre parcel around an existing residence.
Staff described Application COZ25-8 as a request to move the parcel from open-space zoning to the county's special lands district to allow subdivision for a 10-acre (or larger) lot near Maggie Creek Summit Road. The staff report recommended approval with standard conditions including compliance with Nevada Revised Statutes and Elko County Code.
Michael Andreozzi of High Desert Engineering, representing the applicant, told the commission the split is primarily for family and financial reasons: "they're just they're trying to, create an acre parcel there for his son who lives out on the ranch," Andreozzi said. He added the parcel will have an access easement off the county road.
After brief questions about location and access, a commissioner moved to approve COZ25-8 with staff recommendations; the motion was seconded and carried on a voice vote. The approval includes deed language requiring future owners to adopt the commission's findings and the county's standard development conditions.
