Fire marshal urges hydrants, access and water checks for Sunset Estates

Fire Marshal Roger Watson of West Carteret Fire and EMS told the Pelletier Planning Board the department has operational concerns about the proposed Sunset Estates subdivision and asked the developer and water provider to address water access and hydrant placement before construction.
Watson said the development’s road configuration—20‑foot wide dead‑end road—would complicate tanker operations and turning, and that "if we had a hydrant at the beginning, middle, and the end, it would really help operations on that road." He also noted the closest drafting point is about a mile away and stressed planning for reliable water sources as the neighborhood grows.
Applicant representative Josh Edmonson told the board the developer is willing to put in hydrants but that installation depends on the water supplier’s approval and concerns about stagnant water in large mains to serve a very small development. Edmonson said they are "working with" West Carteret Water on hydrant placement and related fire department needs and that they will continue coordinating during permitting.
The board approved the preliminary plat subject to the record of findings; the hearing record shows the fire marshal’s operational requests and the developer’s commitment to seek water‑company signoff as outstanding items that will be addressed during final‑plat and permitting stages.
