The Oak Park Planning Commission voted to approve a site plan that will add an 11,200‑square‑foot pre‑engineered metal storage building to H.O. Traverse Company's property at 12950 West 8 Mile.
Staff presented the proposal, describing the 5.7‑acre site and the existing 39,000‑square‑foot building, and recommended approval subject to the 10 conditions listed in the staff report. "The applicant is proposing to build a new 11,200 square foot pre engineered metal warehouse north of the existing building and the parking lot," the staff presenter said (speaker 5).
Company representatives Debbie Mackie and Jim Mackey told the commission the firm has been in Oak Park since 1974 and that the new structure will replace temporary storage containers currently used on site. "I've been there for 46 years. The company has been in the city of Oak Park since 1974," Debbie Mackie said (speaker 8). Jim Mackey added the building will make the company's storage more permanent and they hope to start construction before winter.
Commissioners asked about vehicle access, truck turning and parking counts; the applicant said trucks will use the existing turnaround area and that the site currently exceeds required parking (staff said the plan requires 60 spaces and the property has more than 70). After a motion by Commissioner (speaker 4) and a second, the commission conducted a roll-call vote. Vice Chairperson Brown, Commissioner Crawford, Commissioner Seligson, Commissioner Tunngate, Commissioner Walters Gill and Commissioner McClellan each answered 'Yes,' and the chair declared the motion carried.
A contractor who identified himself as Zosim Sherban said the new building will be steel and engineered by his firm; he provided a Rochester Hills business address and noted prior municipal projects. The approval allows the applicant to proceed subject to the listed staff conditions.
