Planning staff recommends approval of two rezoning proposals to correct nonconforming parcels
Summary
Planning staff recommended approval of CZ82026 (a 2.57-acre parcel on Antioch Church Road to be rezoned from AG to E-1) and a planning-commission-initiated rezoning of 11 parcels around Albright Circle from C-5 to R-1 to align zoning with existing single-family homes and the comprehensive plan.

Planning staff presented two rezoning matters: CZ82026, a 2.57-acre property on Antioch Church Road the applicant seeks to rezone from AG to E-1 to permit the legal division into two residential parcels; and a planning-commission-initiated rezoning affecting 11 parcels (about 4.95 acres) around Albright Circle to return properties zoned C-5 back to R-1 to correct long-standing nonconforming zoning.
Staff explained both requests are consistent with the county's comprehensive plan and recommended approval; staff noted there were no department concerns, Cunningham Utility District is aware of CZ82026, and the county took extra outreach steps (letters and signs) for the Albright Circle area. A resident at the hearing said the proposal would allow two run-down structures to be replaced by two family homes.
