The addition is intended for fabrication of signage products and would disturb about 0.5 acres of the 4.21‑acre lot; the applicant asked for preliminary feedback before returning for preliminary/final review.
Town engineering staff flagged two primary technical items: a local SWIP threshold that the project currently falls just below (25,000 square feet) and the need for the site's oil‑water separator to route to the sanitary system rather than the storm system. The engineer also requested an as‑built of the original building because the approved original site plan lacked the sewer details the sewer department needs. Schild said the site contains an existing pond that handles drainage and that those utility and drainage details will be addressed in the preliminary submission.
The board did not take a vote on the sketch plan; members asked the applicant to resolve the engineering comments and to provide the requested as‑built and sewer connection details before returning for preliminary approval.
