County treasurer reports tax-sale recoveries; special assessments largely unpaid

Assistant County Counselor Michael Hawthorne presented the commission with results from the recent tax sale, describing recoveries, redemptions and abated amounts.
Hawthorne said the county initially identified about 130 properties and that, "Prior to the filing of the petition in January, 93 of those properties paid their taxes." He reported the county collected about $159,000 in payments before the sale and that the tax sale itself yielded roughly $15,000 in proceeds; only small amounts of special assessments were redeemed. Hawthorne said roughly $14,000 in ordinary taxes were abated (about 2.2% of the taxes), while special assessments tied to a subdivision produced larger abatements and low sale proceeds.
Commissioners asked follow-up questions about how special assessments affect future permitting and whether purchasers understood the full special-assessment obligations; staff said those obligations would remain on property and that many buyers paid very little at sale. Hawthorne said roughly 138 properties could be candidates for next year's sale and encouraged property owners with outstanding 2022 taxes to pay now.
