One member cited an approximate count of 93 units in the revised layout and said many lots appear to have little usable buildable area without encroaching on wetland setbacks.
Commissioners debated whether proposed conservation offers (a 4-acre pocket and a 34-acre non-buildable area) would meet the commission's criteria for meaningful conservation, with several members saying the small, fragmented parcels have limited conservation value and might simply remove land from the tax rolls. The commission instructed staff to prepare comments focused on wetland setbacks, sewer and water capacity, and traffic/curb-cut concerns for the TRC and planning board review.
