Commissioners approve Range Acres subdivision for 11 lots on roughly 131 acres

Albany County commissioners voted to approve the final plat for the Range Acres subdivision application SD‑02‑26, authorizing an 11‑lot subdivision on approximately 131 acres north of town off Highway 30. Planning staff member David said the lots would range from about 10 to 20 acres and be served by on‑site wells and small wastewater systems, and noted environmental quality requested a plat note about elevated total dissolved solids and sulfates in some wells.

David told the board the county engineer and other reviewers (Laramie Rivers Conservation District, Game and Fish, Environmental Quality) had submitted comments that the applicant addressed; Laramie Rivers recommended minimizing land disturbance and using native species in reclamation and suggested well testing every three to five years. Commissioners asked about fire protection and water support; staff said Albany County Fire District 1 will provide fire protection and the applicant has paid into the fire district water program in a one‑time per‑lot payment. Commissioner (S3) moved to adopt staff findings and conditions and the motion carried. The board’s approval includes the conditions described in the staff analysis and requires filing covenants and financial assurance as stated in the staff report.
