Commissioners approve PUD to reduce setbacks for new homes off NW 206th and MacArthur

County planning staff presented a planned unit development request for property near Northwest 206th Street and MacArthur in District 3.
The presenter said the property was originally zoned R‑1 (residential) and the PUD would reduce side setbacks from 25 feet to 10 feet while keeping the rear setback at 25 feet and setting the road setback at 30 feet so developers can build larger homes. "So R1 originally just allows a straight setback where it's 25 feet away from any property line and it's an 80 foot setback from the middle of the road. In this case, they're keeping the rear setback the same at 25 feet. The side setbacks are going from 25 feet down to 10 feet and then the setback from the road is 30 feet," the planner said. The Planning Commission had unanimously approved the request in July and no citizens spoke for or against the change.
The board approved the PUD on a motion. Planning staff said lot sizes remain about an acre or larger and that developers plan larger house footprints within the reduced setbacks.
