Nia Rubin, WMATA real estate development director, detailed Prince George's County opportunities: joint development agreements at New Carrollton, College Park, West Hyattsville and Hyattsville Crossing have produced over 1,200 residential units. Rubin said WMATA issued an RFQ for Capitol Heights developers and that the state has committed $17,000,000 to offset transit infrastructure costs there. She also described Lottsford Road (800 units, 70,000 sq ft retail), a 40‑acre Morgan Boulevard plan potentially including an amphitheater, and solar carports at Southern Avenue, Naylor and Chevrolet that together generate about 7.8 megawatts and are operated under a 25‑year contract with TotalEnergies.
Rubin said WMATA has a partnership with Amazon Housing Equity Fund that made $125,000,000 available for low‑cost financing for projects and cited ongoing work to consolidate parking and bus infrastructure to free development pads at New Carrollton.
