Engineering staff: Dauntless Townhomes complies with infrastructure standards; stormwater to Olhava pond

Donald Washburn, representing engineering and public works, told the hearing both departments reviewed the project and "agree that it is in compliance with our current construction standards and the standards from the Olava master plan as conditioned." He said the site will use existing utility stubs for water and sewer and that stormwater is designed to discharge to the Olhava Storm Pond, which the developer's materials show has sufficient capacity.
Washburn said projected trips from the 16-unit project fall below thresholds that would require a formal traffic impact analysis, though the developer submitted a trip generation assessment that engineering reviewed and found consistent with trips allocated to the tract under the master plan. Engineering also noted the developer will be responsible for evaluating sidewalk frontage and correcting any noncompliant ADA sidewalk on the site's frontage as a condition of approval.
