Hearing Examiner Gary McLean convened an open-record public hearing July 16 to consider an application from Loughlin Development for the Dauntless Townhomes project, a conditional use permit, site plan review and unit‑lot subdivision. "It's a project known as the Dauntless Townhomes project," McLean said as he opened the session.
Ashley Weller, assistant city planner, told the examiner the proposal would place 16 townhomes in eight duplex-style buildings on a 1.83-acre parcel in the master-plan business park off Dauntless Drive. Weller said the units would be about 1,458 square feet with three bedrooms and 2.5 baths, lot sizes roughly 1,827–1,848 square feet, and 13 on-street guest parking spaces proposed. "Dauntless Townhomes is located to the Northwest corner of the city located in the business park zone of Ojeda Master plan off Dauntless Drive," Weller said.
Donald Washburn of Engineering and Public Works reported both departments find the project in compliance "with our current construction standards and the standards from the Olava master plan as conditioned," and noted utilities would tie to existing water and sewer stubs and stormwater would discharge to the Olhava Storm Pond. Weller said a SEPA determination was issued on June 16 and staff identified four mitigations; she said the appeal period closed with no comments or appeals.
No members of the public offered remarks in person or online, and McLean closed public comment. He said he will take the record under advisement and issue a written decision. The record includes a planning commission recommendation of approval with modifications; staff recommended approval subject to conditions and SEPA mitigation.
