Planning commission recommends Hastings master-plan revision to allow residential use in Phase 5

The South Fayette Township Planning Commission on July 23 recommended approval of a master-plan revision that would re-designate Phase 5 of the Hastings development from nonresidential to residential use.

Jason Polovich, staff, told the commission the planning commission had earlier recommended approval but the board denied the application; the applicants resubmitted without substantive changes. Polovich said the township’s July 17 review letter contains largely clerical comments. "The request is to revise the existing 2016 master plan for this particular parcel, which is known as phase 5 of Hastings," he said.

Anthony Faranda Diedrich, representing Charter Homes and Neighborhoods, said the applicant has been working with the neighborhood association to assemble a punch list of prior items and will meet with neighbors Aug. 6 to finalize that list. "We have another meeting with those same folks on August 6, to finalize our punch list and then to commence the work that they've asked us to review as part of this request," Diedrich said.

Polovich and the chair clarified that the revision under consideration is limited to changing the land use designation from nonresidential to residential; technical conditions (utilities, roadway permits, and design modifications) will be handled through the Phase 5 land-development review. The commission’s recommendation was conditioned on the Gibson Thomas review letter dated July 17, 2026.

Next steps: the commission’s recommendation will be forwarded to the township board for action; no final permits were issued during the meeting.
